These Terms & Conditions govern your use of the Future Investor Group website and our property-related services.

By accessing our website, submitting an enquiry, requesting property information, arranging a site visit or engaging our services, you acknowledge and agree to these Terms & Conditions, subject to applicable law.

1. About Future Investor Group

Future Investor Group provides real-estate brokerage, property sourcing, commercial property advisory and transaction-support services.

Our services may include residential and commercial property opportunities, builder/developer projects, resale properties, property sourcing, site visits and transaction coordination.

2. Property Listings

Property information displayed on our website may include:

  • Property type

  • Location

  • Size

  • Price

  • Amenities

  • Availability

  • Photographs and videos

  • Project information

  • Rental or leasing information

Prices, availability, specifications and other property details may change without prior notice.

A property appearing on our website does not guarantee that it remains available.

3. Property Information

Property information may be provided by:

  • Property owners

  • Builders

  • Developers

  • Sellers

  • Project representatives

  • Other relevant sources

We make reasonable efforts to present information accurately but cannot guarantee that every third-party-provided detail will remain current or error-free.

Clients should independently verify all material information before entering into a transaction.

4. Builder & New Construction Projects

For eligible builder/developer or new-construction projects, Future Investor Group generally does not charge the buyer a separate brokerage fee where our commercial arrangement is with the builder/developer.

Where applicable, our professional fee or commission may be paid by the builder/developer under a separate arrangement.

If any separate fee is payable by the buyer, it will be communicated before the transaction.

5. Resale Properties

For resale properties, Future Investor Group may charge a brokerage/service fee generally ranging from 1% to 2% of the final transaction value, depending on the property and agreed transaction terms.

The applicable brokerage percentage, responsible party and payment stage will be communicated and agreed before the transaction is completed.

6. Commercial Properties & Investment Opportunities

We may provide information regarding commercial properties including:

  • Retail spaces

  • Food court spaces

  • Restaurant spaces

  • Offices

  • Commercial units

  • Investment properties

  • Other commercial assets

Real-estate investments involve financial and market risks.

No past performance, projected rental income, estimated ROI or market expectation should be interpreted as a guarantee of future results.

7. ROI, Rental & Lease Information

Certain properties may be marketed with rental estimates, projected returns, pre-leased arrangements or lease/rental structures.

Any such figure is property-specific and subject to the relevant agreements and supporting documentation.

Future Investor Group does not provide a blanket guarantee of ROI, rental income, appreciation, lease income or investment returns.

Where a specific property includes a contractual rental or lease arrangement, clients should independently review the relevant agreement and supporting documentation.

8. Due Diligence

Clients are responsible for conducting appropriate due diligence before purchasing or investing in any property.

Depending on the transaction, this may include verification of:

  • Ownership and title

  • Encumbrances

  • Approvals and permissions

  • RERA registration where applicable

  • Building permissions

  • Property taxes

  • Existing loans or mortgages

  • Lease agreements

  • Seller/developer credentials

  • Other relevant documents

We recommend obtaining independent legal, financial and tax advice where appropriate.

9. Site Visits

Site visits are subject to property availability and permission from the property owner, builder, developer, society or site management.

Clients must follow applicable safety and access requirements.

10. No Bypass

If Future Investor Group introduces a client to a property, owner, builder, developer or transaction opportunity, the client should not intentionally bypass Future Investor Group for the purpose of avoiding an agreed brokerage or service fee.

Where a transaction is completed as a result of our introduction, site visit, negotiation or material assistance, the applicable agreed brokerage/service fee may remain payable.

11. Third-Party Services

Property transactions may involve lawyers, banks, builders, developers, architects, contractors, property managers and other third parties.

Future Investor Group is not responsible for the independent actions, representations, omissions or services of such third parties.

12. Website Use

You agree not to:

  • Misuse the website

  • Copy website/property content for unauthorised commercial purposes

  • Interfere with website functionality

  • Submit false or misleading information

  • Use enquiry information for unlawful purposes

13. Intellectual Property

Unless otherwise stated, website branding, text, graphics and original content belonging to Future Investor Group may not be reproduced, modified, distributed or commercially used without prior permission.

14. Changes to These Terms

Future Investor Group may update these Terms & Conditions from time to time.

The latest version published on this page will apply from its stated effective date.

15. Governing Law

These Terms & Conditions shall be governed by the applicable laws of India.

Subject to applicable law, disputes shall be subject to the jurisdiction of the appropriate courts in Delhi.
